Assessment fees (dues) are fees that are imposed upon individual lots/units by the association in accordance with the governing documents. They are used to cover the total cost of materials, insurance, services and management fees which will be required to maintain all common areas together with a reasonable amount for a reserve account.

Governing documents are recorded legal documents filed by the developer, which may include Articles of Incorporation, Master Deed or Declaration of Covenants, Conditions and Restrictions, Bylaws, Rules and Regulations among others which determine structure of an association and establish obligations and responsibilities of its members and elected officers and directors.

YES. To preserve the aesthetic quality of a community, you must obtain Board approval by completing and submitting an Architectural Modification Form.
